Just a few days ago there were over 100 homes and properties expire in the Barrie Real Estate selling area. There could be many reasons for this, and so I investigated a little further. I found that there were a lot of homes on the market - compared to the amount of buyers out there. I know this because in speaking to other area Realtors®, showings are down this year in compared to last year. There are buyers out there and they are able to be choosey for the first time in years! So why do some homes sell and some don’t? It comes down to the presentation, price, availability and traffic. 1. Is or was your home being presented to prospective buyers in top condition? Buyers are more and more viewing property on the internet and if you don’t have enough GREAT pictures, they will pass you by! 2. Is your home competitively priced? Is it a good deal or is priced more than the current market value? Some homes have not appreciated in the last 1 to 2 years and there for valued at 2007 or 2008 numbers. Be sure you are presenting not only an attractive home but an attractive list price as well. 3. Are you able to make your home available for showings and open houses even with short notice? Many buyer for Barrie area homes are coming from the Toronto Real Estate Market because of more affordable housing, better quality of life for their young families and easy access to both Toronto and cottage country. They are often looking for homes and will buy quickly given the opportunity. 4. Are there or were there enough prospective buyers getting their eyes on your home? In today’s real estate market, the internet is huge when it comes to marketing properties. If your home was not properly being marketed to the masses using the latest technology and techniques then chances are the buyer for your home didn't even know it was for sale. More than 85% of home buyers today use the internet and Google™ to search for their next home. If your Realtor® doesn't have an internet presence, it's time for a change!
